Down Payment Assistance Grant

    • Provides up to $15,000 for each participating household, matching up to $3 for each $1 contributed by the homebuyers
    • After 5 years total amount of grant is forgiven
    • Funds available on of first-come first-serve basis with an acceptable purchase contract
    • Application process allocates funds for homeownership based on program eligibility
    • Borrowers must be first-time homebuyers
    • Family must purchase in an LA & Orange County
    • Must qualify for a first mortgage with an approved lender
    • Borrower must occupy property as primary residence
    • Family must meet LA/Orange County income limits (80% of Countrywide Median):

Downpayment Assistance Program(DAP)General Requirements:

  • 1. Must be a First Time Home Buyer
  • 2. Property must be located in Orange County
  • 3. Must be within income limits
  • 4. 3 1/2 % required of own funds in bank account to be used for closing costs
  • 5. Must have 2 years steady employment
  • 6. Income must support mortgage payment and other debts


Mortgage Credit Certificate Program (MCC)– MCC provides federal income tax credit that may increase borrower’s disposable income by reducing their federal income tax obligation. This credit creates additional net spendable income which borrower may use towards their monthly mortgage payments.The Program is designed primarily to benefit first time home buyers.MCC may take an annual credit against federal income taxes of up to twenty percent (20%) of the annual interest paid on the borrower’s mortgage.

California Homebuyer's Downpayment Assistance Program (CHDAP)- The CHDAP provides a deferred-payment junior loan – up to 3% of the purchase price, or appraised value, whichever is less, to be used for their down payment and/or closing costs. This program may be combined with a CalHFA or non-CalHFA, first mortgage loan.

WISH Program -3 to 1 matching Grant from the Federal Home Loan Bank Must be First Time homebuyer $15,000 maximum match per Family If Buyer has $5,000 (of their own savings) in the Bank, they qualified for a match of $15,000, for a total of $20,000 for down payment and closing costs 80% of area median Income (for O.C) Each year 20% is forgiven – after 5 years full $15,000 forgiven Maximum match allowed is $15,000 per family (can be less)

Individual Development Empowerment Account (IDEA)Savings Program:

3 to 1 matching Grant from the Federal Home Loan Bank Attend 10 months Financial Literacy Class (1hr. Per mo.) Upon completion of 10 month program, attendees have 8 months to find a property and close escrow 80% of area median Income (for O.C) Each year 20% is forgiven – after 5 years full $15,000 forgiven Must make a monthly deposit (minimum of $25.00 deposit) Maximum match allowed is $15,000 (can be less)

FHA Back to Work Program

The Federal Housing Administration’s Back to Work – Extenuating Circumstances mortgage loan program shortens the waiting period to buy a home to as little as one year after you’ve had a bankruptcy, foreclosure, deed in lieu of foreclosure, or short sale. You do need to know the rules and guidelines in order to qualify.

The city of Buena Park First-Time Homebuyer Program

The City of Buena Park is pleased to offer a First-Time Homebuyer Program for the purchase of a single-family home or condominium/townhome in the City of Buena Park. The program provides assistance to first-time homebuyers through a deferred 30-year second mortgage loan of up to a maximum of $58500 at 3% simple interest.
